OTA platforms for apartments: where to list your property
Choose apartment channels around the guests you want to reach and the work you can reliably handle. This guide distinguishes direct platform registration, distribution through a group and specialist partnerships. It is not a best-platform ranking.
Start with the guest and the property
An OTA is an online travel agency or booking platform. A city studio, a family apartment and a multi-unit property need not use the same mix. Define location, length of stay, capacity and key handover before assessing each booking process.
Inclusion means that a public route to offering accommodation exists, not that every property will be accepted. Facts reflect platform statements checked on the stated date. International reach is not a forecast of demand for your address.
Compare onboarding and connections
The links beside each name lead to official pages or instructions. The table does not compare traffic, guest quality or expected earnings; those conclusions would require evidence from your property.

Global platforms and group distribution
Airbnb and Booking.com publish host or partner entry points. Expedia Group separates hotel onboarding from vacation rentals, directing the latter to Vrbo. Count the accounts and listings you will actually manage, rather than treating every brand logo as another independent channel.
Rental specialists and regional alternatives
Consider Vrbo for self-contained accommodation under its shared-space policy. Interhome involves a different relationship: clarify owner services, who edits the listing and who handles arrivals. These are not necessarily interchangeable accounts with identical responsibilities.
Add a regional portal only after confirming destination eligibility and how bookings are made. Absence from this limited review is not a quality judgement. Ask for a current comparable listing, support procedures and exit terms.
Read fees through one booking
One percentage cannot describe every account. Compare commission, payment processing, mandatory extras, payout currency and cancellation treatment in your actual offer. Separate charges paid by guests from deductions made from your payout.
Work through the same hypothetical booking on each channel: accommodation, cleaning, discount, payout and payment date. This is a contract comparison exercise, not a prediction that one platform will generate more profit.
A calendar connection is not an API
Airbnb documents calendar imports and exports; Booking.com documents distinct API permissions. A synchronization label does not establish that prices, minimum stays and every booking change are transferred. Request a field list, direction and outage procedure for your account.
Before selling, test a booking, date change, cancellation and owner block. Check the exact dates and unit in both systems. Assign responsibility for detecting failures and temporarily closing sales.
How many channels should you use?
Begin with a mix you can supervise. Add a channel for an identifiable purpose: another guest segment, season or sales process. There is no universal ideal number. More accounts also mean more rules, messages and content updates.
Manual availability management leaves a gap between a booking and updates elsewhere. For the last available apartment, that gap matters more than the number of listings. A calendar link is not proof that double bookings cannot happen.
Before publishing a listing
Confirm property and country eligibility, account ownership, photos, bed configuration, total price, cancellation terms, access rules and an emergency contact. Align arrival times, cleaning and sales blocks across every outlet.
Record the check date, responsible person and connection-test evidence. After the first real booking, compare the guest confirmation, central calendar and payment terms again. Resolve discrepancies before expanding distribution.
