Managing accommodation sales channels

A Channel Manager for your accommodation: prepare to choose well

Selling an apartment, villa or hotel through Booking.com, Airbnb and other portals? Before connecting them, decide which data you need to keep aligned and how you will check the result.

Prepare your requirements, understand connection types and calculate the cost of your own quote.

Three decisions before requesting a quote

  1. Scope: calendars, rates or additional rules?
  2. Validation: which example do you want to see demonstrated?
  3. Cost: what is included for the same period and package?

The guides help you prepare the conversation. Ask the supplier about support for your channels and terms.

Your requirements checklist

Start with the work you do today.

List the specific changes you repeat across portals. The number of properties alone does not tell you which connection you need.

Where do you sell?

List units, room types and active listings. Mark listings for the same accommodation and where you manage direct bookings.

What do you want to change?

Separate closing dates from changing rates, minimum stays and other conditions. Ask for support to be confirmed separately for each requirement.

Who checks the result?

Assign someone to check settings, bookings and discrepancies. Ask the supplier to include problem-reporting procedures and support terms in the quote.

Example requirement: “I want to change next month's rates in one place and check them on both my portals.” That is clearer than asking for “all integrations”.

If you use only one channel, first assess which additional task the system would take on. If you already have a PMS, prepare its name and version and ask how the new connection would fit your current workflow.

Check before deciding

Ask to see your own scenario.

This is a proposed supplier conversation, not a product test report.

  1. Show the starting state

Choose a test unit, dates and rate plan. Agree what should appear on each channel.

  2. Work through the changes

Ask to see a booking, date change and cancellation using the supplier's safe test procedure.

  3. Check discrepancies

Ask how to recognise failed processing and who investigates. Do not assume the name of a connection guarantees the outcome.

  4. Request a quote for the same scope

Record the functions demonstrated, required add-ons, setup and cancellation terms. Compare the same period.
